| Summary:
This subchapter creates an overlay zoning district which paces additional development restriction on areas identified as 100 year floodplain, riparian stream areas, and treed upland habitat. Development restrictions are based on the intensity of the ESA found on the particular site. Mitigation allowances provide opportunity for cluster development, increasing the net density for the non-ESA property, while maintaining the gross density for the whole development. This regulation promotes open space and floodplain preservation; encourages developments to strongly consider site limitations to development; and establishes regulations which ensure the natural and built environments are consistent with community values. |
