City of Fort Worth - Mixed Use Zoning Ordinance
| Summary:
In 2001, two new mixed-use districts, Low Intensity Mixed-Use “MU-1” and High Intensity Mixed-Use “MU-2”, were added to facilitate the development of mixed-use growth centers and urban villages in Fort Worth. These mixed-use zoning districts provide for a desirable combination of compatible residential, office, retail, and selected light industrial uses. MU-1 allows a variety of housing types to exist among neighborhood-serving commercial and institutional uses. MU-2 allows a variety of higher density housing types to exist among commercial, institutional and selected industrial uses. Both mixed-use classifications encourage urban development with standards that allow for maximum setbacks, increased building height, and reduced open space, parking, and landscaping requirements. MU-2 is intended for regional mixed-use growth centers. MU-1 is appropriate for community mixed-use growth centers and for most urban villages located outside of growth centers. |
