City of Keller - Town Center District
| Summary:
The City of Keller’s Town Center District is a new mixed use development located in the heart of Keller. The district’s development is guided by the Master Plan for Town Center, and new development in the district is regulated with site plan review and design review based on special design standards. As a result of the coordinated reviews, a greater intensity of both non-residential and residential uses is permitted in Town Center. A tax increment financing district was established in the area to fund the infrastructure improvements.
Town Center’s mixed-use zoning permits a variety of development options by juxtaposing different land uses, including retail, office, municipal and residential. Town Center is strongly oriented toward pedestrian design, as all uses are located within ¼ mile of one another and interconnected with sidewalks. Streetscape amenities are employed throughout the development to encourage pedestrian uses and to provide a landscaped buffer adjacent to roadways. Town Center’s special design standards provide an opportunity for architectural creativity enhanced with landscaping while maintaining a consistent theme throughout the development, thereby creating quality places. |
