City of Wylie - Downtown Historic District
| Summary:
The area identified in Wylie’s Downtown Historic District includes the core street with commercial buildings characterized by decorative brickwork, display windows with transoms, and cornices. Adjacent to the core street are residential/mixed use areas which range from generally small wooden frame homes from the late 1800s to craftsman style architecture, to fairly recent construction. Also interspersed are nonresidential structures that are incompatible with the surrounding character. In order to preserve the character of the area, while encouraging reuse and redevelopment, a unique combination of permitted uses and architectural styles are outlined within the district. Both residential and nonresidential uses are allowed in either residential or commercial structures. The key to the type of structure required is dependent on the predominant style of the block in which the structure is located. As an example, in a block where existing residential structures predominate, a new commercial use may be established in a new structure, but the structure must be residential in appearance, following the design guidelines in the ordinances, i.e. covered porches with columns and railings, multiplicity of roof forms with a high pitch, and so forth. New commercial structures are permitted only on block faces that are predominately developed with existing commercial structures, or which are predominately vacant. The structure must be built on the front property line, with some exceptions. The primary street façade must follow the basic features of the existing historic buildings with the use of such features as cornice work, display windows, and pilasters. The combination of the somewhat stringent placement and architectural requirements with the flexibility of the permitted uses, will allow for the preservation of the character of the area while also encouraging new, mixed use development. |
